These apply whichever service you book.

It depends on vent count, duct length, access, and how much buildup there is. That is why the quote is free and comes after we have actually looked. You will have the number before anyone starts work.

A rough range sometimes. An accurate number needs someone to see the system, and any figure quoted blind is a guess. We would rather not pretend otherwise to win the booking.

Cost and quotes

What it costs and how we quote

The questions we get asked most before anyone books.

Because any figure we printed would be a guess at your home. Vent count, duct length, access and how long it has been all move the number substantially. We would rather give you an accurate quote after looking than an attractive one that changes on the day.

Usually scope. Ask whether the price includes every supply and return line, the air handler, the individual vent covers and a sanitizing pass. If several of those are extras, the headline number is not the number you will pay.

No. There is no travel charge inside our service area and no condo surcharge. The quote is built from the job, not the address.

The number is agreed before work starts and does not change once we begin. If we open the system and find something genuinely unexpected, we stop and talk to you rather than continuing and adding it to the bill.

No. The quote is free and there is no obligation. If your system does not need the work yet, we would rather tell you and be the company you call in two years.

Air ducts

Air duct cleaning

Every three to five years for most homes here. Sooner with pets, smokers, recent renovation dust, or anyone in the house managing asthma or allergies.

Two to four hours for a typical house, depending on system size and vent count. A small condo can be quicker.

Clear ducts let the system move air with less resistance, which eases the load on the equipment. How much that shows up on a bill depends on the system and how you run it, so we will not promise a number.

The EPA position is that it can be a sensible part of an indoor air quality plan, particularly where there is visible mold, pest activity, or heavy dust. It stops short of recommending it as blanket routine maintenance, and we would rather tell you that than overstate it.

Both, on every job. Vacuuming removes the material; the EPA-registered treatment addresses mold, bacteria and odor that vacuuming alone leaves behind.

Once a year for most households. More often with a large family, a long or complicated duct run, or if you dry bedding and towels heavily.

You can clear the first few feet, and that is better than nothing. The buildup that matters is usually further along, at bends and at the exterior cap, which is where the store-bought kits stop reaching.

Not really. Newer machines with moisture sensors run longer to compensate for restricted airflow, so a blocked vent can cost more in run time than on an older timer-based unit.

Yes. Tight closet installations and stacked washer-dryers are common in condos here and we work on them regularly.

We will show you and explain the options. We will not quietly clean around a crushed or disconnected duct and call the job done.

Chimneys

Yes, and it is the most common misunderstanding we run into. Light use means less creosote but the same exposure to nesting, moisture and debris, and more time for all three to accumulate undisturbed.

An inspection once a year before you plan to use it. Whether it needs a full sweep depends on what the inspection finds.

It should not be. The hearth is sealed and everything runs through vacuum extraction. If we leave soot on your floor, we have not done the job properly.

They still need the vent checked for blockages and the flue checked for corrosion. Less creosote, same nesting and moisture issues.

We clean and inspect. If we find damage needing masonry or liner work we document it clearly so you can hand it to a specialist. We will not invent a problem or quietly ignore a real one.

No. Broward and Palm Beach County only. If you are in Aventura, Sunny Isles or North Miami Beach we are not the right call, and we would rather say so up front.
